Roofing in Chatswood: 1980s Tile Roof Refurbishment
Concrete tile refurbishment, roof painting and spouting repairs for 1970s and 80s homes in Chatswood.
Roofing in Chatswood
- Mostly 1980s-90s homes
- Bush and trees
Chatswood is a compact, mostly residential suburb tucked between Birkenhead, Birkdale and Northcote. It was planned and built as a single development, so streets have a consistent feel, with curving roads, cul-de-sacs and well-kept gardens backing onto bush gullies. There is little through traffic and not much commercial activity. Roofs here tend to be similar in age and style, which makes it easy to see when a whole street is due for work.
Homes in Chatswood
Most Chatswood homes were built from the 1970s into the 1980s. They are typically brick or weatherboard, often two-storey or split-level, and generally larger than the post-war houses in nearby suburbs. Many have been well maintained and some have been updated inside, but the roofs on a lot of them are still the originals. There are also some newer infill homes and later additions.
The roofs we work on here
Concrete tile is by far the most common roof, with some pressed metal tile and a few long-run renovations. After forty-odd years, these tile roofs show predictable wear: the original coating has worn off, tiles absorb more water and grow moss, and ridge mortar has cracked and shed. Valleys and flashings on the more complex rooflines also need attention, and the apron flashings where a lower roof meets an upper wall are a common leak point on the two-storey designs. A full refurbishment, with ridge re-bedding, broken tile replacement and a new membrane coating, is the typical job here.
Weather and exposure
Chatswood is set back from the open harbour and fairly sheltered, so wind and salt are not the main concern. The gullies and mature trees are. Shaded rooflines stay damp, moss builds on south faces and leaves collect in valleys and spouting. Large, complex roofs have more places for debris to sit.
