Roofing in Birkdale
- Mostly 1940s-70s homes
- Bush and trees
- Hillside sections
Between Beach Haven and Birkenhead, Birkdale is a leafy suburb of winding streets, cul-de-sacs and bush gullies that drain down toward the upper harbour. Birkdale Road is the main spine, and much of the suburb backs onto reserves or neighbours' native trees. It is the kind of place where you can hear tui from the deck and where, on most jobs, the first thing we look at is what the trees are doing to the roof.
Homes in Birkdale
Birkdale grew mostly in the 1960s and 70s. The typical house is a single-level or split-level weatherboard or brick home on a reasonable section, many on sloping ground. Later decades added infill units at the back of larger lots and some newer houses where older ones were removed. A lot of homes have been extended or reclad in part, which often leaves a mix of roof pitches and junctions to keep watertight.
The roofs we work on here
Concrete tile, decramastic and pressed metal tiles, and long-run steel all turn up here. The common thread is organic build-up. Moss, lichen and leaf litter trap moisture against tiles and in valleys, which breaks down coatings, lifts tile edges and blocks the flow of water to the spouting. Decramastic roofs lose their chip and start to rust; concrete tiles get porous and heavy with moss. Many roofs need a thorough clean, moss treatment and repaint, and some older metal tile roofs are ready for long-run.
Weather and exposure
Birkdale is reasonably sheltered from strong coastal wind, but it is shaded and damp in many spots. Gully sections stay wet long after rain, and south-facing roof planes can stay green year-round. Leaf fall from natives and exotics alike fills spouting and valleys, especially through autumn, and gully homes rarely get the drying breeze that coastal suburbs do.
Typical roofing jobs in Birkdale
- Treating moss and lichen, then repainting a concrete tile roof on a shaded split-level home.
- Replacing a decramastic roof that has lost most of its chip with long-run Colorsteel.
- Clearing valleys and re-fixing lifted tiles where leaf litter has caused water to back up.
- Installing larger spouting and gutter guards on a home surrounded by native trees.
