Roofing in Northcote
- A mix of eras
- Many rentals
- Harbour edge
Northcote stretches from the busy Onewa Road corridor down to Northcote Point, which juts into the harbour beside the motorway at the northern end of the Harbour Bridge. The town centre is going through a long redevelopment, and much of the suburb is changing as older houses are replaced by townhouses. It is a place where you can find a century-old villa, a 1950s state house and a brand-new terrace within a few minutes' walk.
Homes in Northcote
Northcote Point has a cluster of villas and bungalows from the late 1800s and early 1900s. The wider suburb was largely developed in the 1950s, including a significant amount of state housing. Many of those homes remain, though large areas are being redeveloped by Kainga Ora and private builders, with new townhouses and apartments replacing the original stock. Rental properties are common.
The roofs we work on here
The villas carry corrugated iron, often with box gutters and chimneys. 1950s state houses usually have concrete tile, corrugated iron or, in some cases, Marseille tiles, and many have been re-roofed in long-run already. Older iron rusts at fixings, concrete tiles need ridge and coating work, and box gutters on the villas corrode. New townhouses often have low-pitch metal or membrane roofs with internal gutters, which are only as good as their outlets. On a state house the roof is usually simple, which keeps a re-roof straightforward, but the original timber fascia behind the spouting has often rotted. Re-roofs, leak repairs and spouting replacement are typical here.
Weather and exposure
Northcote is not heavily exposed, but Northcote Point and harbour-edge streets get more wind and some salt. Inland, the main issues are general wear, moss on shaded faces and blocked spouting. On the newer townhouses, low-pitch roofs and internal gutters need clear outlets to avoid overflow, especially during the short, heavy downpours Auckland gets in summer.
