Roofing in Parnell: Heritage Villa & Cottage Roofs
Heritage-sympathetic re-roofing, iron repairs and box gutters for Parnell's Victorian villas and cottages.
Roofing in Parnell
- Mostly pre-1940 villas, bungalows and cottages
- Character overlay
- Hillside sections
- Tight access
Parnell is Auckland's oldest suburb, running from the Domain down to Judges Bay and Hobson Bay, with Parnell Road threading its shops, galleries and cafes along the ridge. Streets fall away steeply on both sides, many of them narrow and lined with parked cars. Working here means respecting old buildings, planning carefully for access and accepting that no two roofs are quite the same.
Homes in Parnell
The housing reaches back further than almost anywhere else in the city. Small Victorian workers' cottages, bay villas and grand two-storey homes from the late 1800s and early 1900s fill the side streets, many on tight, sloping sites. Some have been extended several times over the decades. Interwar bungalows, mid-century flats and modern apartments fill the gaps, and commercial buildings along Parnell Road often have living space above the shops.
The roofs we work on here
Corrugated iron dominates, often on complicated roof forms with hips, valleys, bullnose verandahs and several chimneys. Over a century, those roofs have usually been patched, painted many times and occasionally re-sheeted in part. Common problems are rust at the laps and around nail holes, failed chimney flashings, worn-out valleys and internal or box gutters hidden behind parapets. On the oldest cottages, the sarking and framing beneath also need checking. Re-roofing in a matching corrugated profile, rebuilding flashings and renewing hidden gutters make up most of our work here.
Weather and exposure
Parnell's ridge catches the breeze, and homes on the Judges Bay and Hobson Bay sides get some harbour air, though not the direct salt spray of an exposed beach. Mature trees on many properties and around the Domain drop leaves into valleys and gutters. South-facing slopes stay damp and mossy, and old iron on the shady side of a house often rusts well ahead of the sunny side.
