Roofing in Manurewa

  • Mostly 1940s-70s homes
  • Many rentals
  • Larger sections

Manurewa is one of South Auckland's largest suburbs, stretching either side of Great South Road from Southmall out towards Totara Park and the Auckland Botanic Gardens. It has its own busy town centre, schools, churches and a strong community identity. For a roofer the scale matters: there are thousands of homes from the same post-war building boom, many of them now well into their second or third roof covering, and plenty still on their first.

Homes in Manurewa

The heart of Manurewa is 1950s and 60s housing, including a large stock of state houses in weatherboard and fibrolite, on generous quarter-acre style sections. Later decades added brick-and-tile homes in the 70s and 80s, particularly toward the eastern hills. In recent years many big sections have been subdivided, so older houses now sit beside new townhouses and duplexes. The mix gives Manurewa a wide range of roof ages on almost every street.

The roofs we work on here

Original post-war homes here were roofed in corrugated iron, Marseille-style clay tile or concrete tile, and some state houses have since been re-roofed in long-run or pressed-metal tile. Corrugated iron that has been painted many times eventually rusts at laps, nail holes and the lower edge where water sits. Old clay and concrete tiles crack and slip, and the timber battens under them can rot. Re-roofing in long-run steel is the most common big job, with tile repairs, repainting and spouting replacement close behind. Fascia and barge boards often need attention too.

Weather and exposure

Manurewa is inland enough to avoid real salt exposure, but the open, gently rolling land means westerly fronts come through with some force. Older iron roofs with loose nails or lifting sheets are the ones that suffer in a blow. Large established trees on the older sections drop leaves into spouting and valleys, and moss gathers on shaded tile faces through the wet winter months.

Typical roofing jobs in Manurewa

  • Re-roofing a 1950s state house from rusted corrugated iron to long-run Colorsteel with new underlay and ridge flashings.
  • Replacing cracked and slipped clay tiles on a post-war bungalow, then rebedding the ridge line in flexible pointing.
  • Repainting sound corrugated iron after spot-priming rust at the laps and replacing popped nails with screws.
  • Installing new spouting, downpipes and fascia flashings on an older home with large trees overhanging the roof.

Manurewa roofing questions

Not necessarily, but heavy layers of old paint can hide rust and make it hard to judge the iron's real condition. On many Manurewa state houses the sheets look fine from the street but are thin and rusting at the laps underneath. We check the iron up close, and if it is past saving we will tell you a re-roof is better value than another coat.

If you are planning to subdivide, talk to your designer about whether the existing house roof needs work to meet the new build's requirements, such as stormwater connections or changes to the roofline. Doing the re-roof before construction starts on the new dwelling can make access easier, since the section is still clear and scaffolding can go wherever it is needed.

On the post-war houses here, rust in corrugated iron is the problem we see most, usually at the bottom of sheets, at nail holes and where spouting has overflowed onto the roof edge. Close behind it are cracked tiles and failing ridge mortar on the clay and concrete tile roofs. Both are very fixable if caught before water damages the ceiling.
