Roofing in Clendon Park
- Mostly 1980s-90s homes
- Many rentals
West of Manurewa's main shopping strip, Clendon Park is a tidy grid of family homes built around its own town centre, with the Manukau Harbour inlets not far beyond the western streets. It is a suburb where a lot of houses went up in a short window, so we often see the same roof issues repeated street to street. Plenty of homes are owner-occupied by long-term families, alongside a fair number of rentals and Kainga Ora properties.
Homes in Clendon Park
Most of Clendon Park was developed through the 1970s and into the 1980s, much of it in large planned subdivisions. The typical home is a single-storey weatherboard or brick-veneer house on a modest flat section, with a low-to-medium pitched hip or gable roof. Later infill has added some duplexes and newer two-storey homes, but the bulk of the stock is now forty to fifty years old and many roofs are on their original covering.
The roofs we work on here
Concrete tiles are the most common covering here, with pressed-metal tiles (often called decramastic) on a good share of homes and some long-run on extensions. Concrete tiles themselves last a long time, but the coating wears off, the surface goes porous and lichen takes hold. Ridge and hip mortar cracks and lets water in at the top of the roof. Pressed-metal tiles lose their stone chip, then rust from the edges and nail holes. Restoring a sound tile roof is common; once pressed-metal tiles are rusting through, re-roofing in long-run is usually more sensible.
Weather and exposure
Clendon Park is flat, low-lying and not especially exposed, so the main enemy is slow, steady weathering rather than storms. Lichen and moss build up on south-facing tile slopes, and spouting fills with debris from established street trees and backyard plantings. The westerlies coming off the harbour bring the occasional strong gust, enough to lift a loose ridge tile or a poorly fixed flashing.
