Roofing in West Harbour: Brick & Tile Roof Restoration
Restoration, re-roofing and storm repairs for West Harbour's larger 1980s-90s brick-and-tile homes.
Roofing in West Harbour
- Mostly 1980s-90s homes
- Harbour edge
- Wind exposure
- Larger sections
West Harbour sits on the upper Waitematā between Hobsonville and Massey, a suburb of larger homes, quiet cul-de-sacs and harbour glimpses from the higher streets. It has a settled, established feel, with mature gardens and plenty of owner-occupiers who have been there since the houses were new. The motorway is close for the commute, but the streets themselves are calm. For roofers, it is a suburb of big roofs now reaching middle age.
Homes in West Harbour
Most of West Harbour was developed in the 1980s and 1990s, when it became a popular spot for larger family homes. Brick veneer and plaster homes are common, many with hipped and gabled roofs, double garages and generous sections. Some homes are two storeys, others sprawl at ground level. Newer development has continued at the edges, and some original homes have been extended or modernised.
The roofs we work on here
Concrete tile and decramastic or pressed metal tile dominate, with some long-run on newer homes. After thirty to forty years, concrete tile coatings are worn, ridges are cracked and valleys show rust. Decramastic tiles lose their chip and begin rusting at the edges and around nail heads. These are big homes, and large, complex rooflines mean more ridges, hips and valleys to maintain, plus dormers and multiple roof levels on the two-storey designs. Restorations, ridge repairs, valley replacements and re-roofs in long-run steel are our main work here, often combined with new spouting.
Weather and exposure
Homes near the harbour edge catch the wind coming across the upper Waitematā, and storms can lift ridge caps, tiles and flashings. There is some salt exposure on the waterfront streets, though less than on the open coast. Inland streets are more sheltered, with sun fading coatings and garden trees causing moss and leaf build-up in gutters.
