Roofing in Northcross
- Mostly 1980s-90s homes
- Hillside sections
Northcross sits inland from Browns Bay and Rothesay Bay, on the rising ground around Oteha Valley Road and the streets that wind up toward the ridges. It is a settled family suburb, well known for its schools, including Northcross Intermediate, and most homes are owner-occupied. The streets are newer than the bays below and often hilly. From a roofer's point of view, this is a suburb where a whole generation of roofs is reaching middle age at once.
Homes in Northcross
The bulk of Northcross was built in the 1980s and 1990s. The typical home is a two-storey or split-level house in brick veneer or weatherboard, often with an internal garage, a hipped roof and several roof planes at different heights. Some 2000s infill and a few newer builds have filled remaining lots. Because the housing is so consistent in age, neighbours often face the same roof questions within a few years of each other.
The roofs we work on here
Concrete tile is the dominant roof, followed by pressed metal tile and some long-run. On the tile roofs, the factory colour coat has faded or chalked, ridge pointing has cracked and the odd tile has broken where someone walked on it to fix an aerial or a satellite dish. Pressed metal tiles from this era are starting to show chip loss and surface rust at the edges. Hip and valley-heavy designs add plenty of flashings to keep sound. Recoats, ridge re-bedding, valley flashing replacement and new spouting make up most of the work.
Weather and exposure
Being a few kilometres back from the coast, Northcross is spared most of the salt that hits the bays. Higher homes on the ridges catch the wind, though, and sun-facing tile slopes fade faster. On the cooler sides, moss and lichen take hold, and valleys collect whatever blows off the garden.
