Roofing in New Windsor: Brick-and-Tile Roof Renewal

Ridge repairs, tile restorations and long-run re-roofs for New Windsor's 1950s and 60s family homes.

  • Mostly 1940s-70s homes
  • Larger sections

New Windsor is a quiet residential suburb tucked between Avondale, Blockhouse Bay, Lynfield and Mount Roskill, with Tiverton Road and Blockhouse Bay Road among the routes framing it. It doesn't have a big town centre or a beach, just street after street of family homes, parks and schools. That makes it a straightforward suburb to work in: decent access, reasonable section sizes and a housing stock of similar age with similar roof needs.

Homes in New Windsor

Much of New Windsor was built in the 1950s and 60s, a mix of state and private housing in weatherboard and brick veneer, mostly single storey. Some 1970s homes and units followed, and in recent years larger sections have been subdivided for townhouses and infill homes. Many of the original houses have been extended or reclad, but their roofs are often the last thing to be renewed.

The roofs we work on here

Concrete tile and corrugated iron are the classic New Windsor roofs, with some decramastic on later homes. Sixty-odd years on, concrete tiles are typically porous and covered in lichen, and the ridge bedding has cracked away. Many were laid without underlay, so a cracked tile means water goes straight onto the ceiling. Old iron rusts at laps and fixings. The usual options are a restoration where tiles are sound, ridge repairs as a stop-gap, or a long-run re-roof that ends the maintenance cycle for good.

Weather and exposure

New Windsor sits inland of the Manukau, close enough that strong south-westerlies still sweep across it, but far enough back that salt is a minor issue. Most sites are fairly open, so roofs get decent sun and dry quickly. The exceptions are homes under big trees or backing onto the reserves, where shade and leaf fall bring moss on the roof and blocked spouting.

Typical roofing jobs in New Windsor

  • Re-bedding and re-pointing cracked ridge caps on a 1950s concrete tile roof and replacing broken tiles
  • Replacing an original tile roof with long-run steel, new underlay and flashings, using scaffold left from a reclad
  • Treating moss and lichen and recoating a sound concrete tile roof on a single-storey family home
  • Replacing rusted corrugated iron and the original spouting on a 1960s weatherboard house

New Windsor roofing questions

On many 1950s and 60s New Windsor homes, tiles or iron were laid straight onto battens or purlins with nothing underneath. It works while the roof is intact, but a cracked tile or wind-driven rain goes straight into the ceiling space. When re-roofing, we add modern underlay, which also cuts down condensation dripping onto insulation.

Often, yes, if it meets the requirements for roof work, including edge protection at the right height. We check it with the scaffold company before starting. Coordinating roof work with a reclad or repaint is common in New Windsor and can save a noticeable amount, as well as reducing how long the house is wrapped in scaffold.

A clean removes moss and lichen, but it doesn't fix cracked tiles, crumbling ridges or porous surfaces. If you see broken tiles, mortar in the spouting or damp patches on the ceiling, a clean alone won't be enough. We inspect New Windsor roofs and tell you honestly whether a clean, a restoration or a re-roof makes sense.
