Roofing in Mount Eden: Character Home Roof Renewal
Character villa and bungalow re-roofs, valley gutters and chimney flashings beneath Maungawhau Mount Eden.
Roofing in Mount Eden
- Mostly pre-1940 villas, bungalows and cottages
- Character overlay
- Hillside sections
- Tight access
Mount Eden spreads around the base of Maungawhau, with Dominion Road, Mount Eden Road and Balmoral Road running through it and Mount Eden Village as its local centre. The volcanic soil shows up everywhere, in bluestone walls and rocky gardens. Most of the roofs we look at here sit on character homes that owners care about, so the job is usually about renewing a roof while keeping the house looking exactly as it should.
Homes in Mount Eden
Villas from the 1890s to the 1910s and bungalows from the 1910s to the 1930s make up the bulk of the suburb, many on the slopes of the maunga. There are also some grand two-storey Edwardian homes, interwar brick flats, and later infill units and apartments, especially near the main roads. A great many homes have been renovated with converted attics, rear extensions and new decks, often more than once.
The roofs we work on here
Corrugated iron is the norm, with Marseille terracotta on a share of the bungalows and some older homes. The villas' hipped roofs have valleys, internal gutters and brick chimneys, all of which age at different rates from the main sheets. Typical failures are rusted valley and box gutters, cracked chimney flashings, worn-out iron at the laps and leaks around skylights added in renovations. Most of our work is full iron re-roofs with new gutters and flashings, plus terracotta repairs. Where terracotta is involved, the tiles are often fine and it is the ridge mortar and old fixing wires that let the roof down.
Weather and exposure
Mount Eden is inland, so salt is not the concern. Elevation on the upper slopes brings more wind, and streets on the southern side of the maunga see less winter sun, which leaves roofs damp and mossy. Mature trees along older streets drop plenty of leaves. Heavy downpours test the small internal gutters on villas more than anything else.
