Roofing in Belmont
- Mostly 1940s-70s homes
- Coastal exposure
- Wind exposure
- Harbour edge
Belmont is on the narrow neck of the Devonport peninsula, with Lake Road running through the middle and water never far away on either side. Shoal Bay lies to the west and the Gulf beaches to the east. Takapuna Grammar sits here, and so does a lot of established family housing on flat to gently rolling streets. Roofs on the peninsula work hard because the sea air reaches almost every property.
Homes in Belmont
The bulk of Belmont was built through the 1950s and 60s, with plenty of modest weatherboard and brick homes from that period still standing. Navy-related housing has been part of the area for decades. Since then there has been steady renovation and rebuilding, so original post-war bungalows sit alongside 1990s additions and newer two-storey homes, and a few sites have been split for townhouses.
The roofs we work on here
Concrete tile and corrugated iron are the classic Belmont roofs, with long-run steel on renovated houses. On the tile roofs the main problems are cracked ridge mortar, porous tiles that have lost their coating and moss in sheltered corners. On the iron roofs, corrosion tends to start at the fixings, along the laps and anywhere salt deposits are not washed off by rain, such as under eaves overhangs. Re-roofing in a coastal-rated product, or restoring tile with fresh ridge bedding and a good paint system, covers most of what we do here.
Weather and exposure
Salt spray is the big one. With harbour on one side and the Gulf on the other, salt settles on roofs right across the peninsula, not just on the beachfront streets. Sheltered areas that never get rinsed by rain corrode fastest. Wind off the water also lifts loose flashings and ridge caps during easterly storms.
