Roofing in Arch Hill: Cottage Roofs on Steep Streets
Iron re-roofs, flashing repairs and spouting for the cottages and villas on Arch Hill's sloping streets.
Roofing in Arch Hill
- Mostly pre-1940 villas, bungalows and cottages
- Character overlay
- Hillside sections
- Tight access
Arch Hill is a small pocket wedged between Grey Lynn, Kingsland and Newton, with Great North Road running along its northern edge. It is easy to drive straight through, but the side streets drop away steeply into gullies, and that shapes almost every roofing job here. Ladders sit on slopes, scaffold often needs packing on one side, and neighbours are close enough that you plan where offcuts and old iron will go before you start.
Homes in Arch Hill
Most of the houses are modest timber workers' cottages and single-bay villas from the late 1800s and early 1900s, built for people working in the brickworks and trades nearby. Many have had lean-to kitchens and bathrooms added at the back over the decades. Mixed in are a few interwar bungalows, some 1960s and 70s infill, and newer townhouses where older sections have been split. Lots are narrow, so houses often sit within a metre or two of each other.
The roofs we work on here
Corrugated iron is the default roof here, a lot of it on its second or third replacement and some still carrying old galvanised sheets under layers of paint. The weak spots are rarely the main pitch. Problems usually start at the back, where a low-slope lean-to meets the original house and the flashing has been patched with sealant more than once. Internal box gutters on the bay villas rust from the inside, and short sheet laps on low pitches let wind-driven rain creep back. Re-roofing in long-run Colorsteel with proper underlay and new flashings is the usual long-term fix.
Weather and exposure
Being on a ridge above the city, the tops of the streets cop the full westerly, which tests loose screws and lifting ridge caps. Down in the gullies it is the opposite problem: houses get less sun, roofs stay damp longer and lichen builds up on the southern faces. Trees along the gully edges drop leaves into spouting, so downpipes on the lower houses block more often than you'd expect.
